Policies
OUR GOAL
Our goal at K Bar Family Ranch/Ranch House is to ensure that you have a safe, relaxing, and positive retreat experience. We are open and available to customize your retreat stay with other optional activities or services (i.e. massages, wine tastings, etc). Please contact us to discuss your ideas. We will be happy to arrange and/or help assist bringing your ideas to reality. Keep in mind that K Bar Family Ranch/Ranch House will not be held responsible for injuries and/or accidental loss of life caused by other customized services not normally offered as part of a retreat experience.
DEPOSITS
We require a $300 deposit to secure your reservation. Deposits should be received, by check or cash, within 7 days of making your reservation.
CANCELLATIONS
Deposits will be fully refunded if cancelled within 90 days of arrival, or you may change your reservation to another time frame. If your cancellation is less than 90 days and more than 30 days prior to arrival, we will refund the full amount of your deposit if your time frame can be re-booked by another party, or you may transfer your deposit to another time frame.
Deposits for cancellations made less than 30 days prior to arrival will be subject to possible forfeiture, at the discretion of K Bar Family Ranch/Ranch House owners, unless your time frame can be re-booked by another party.
FINAL BALANCE
Final balances (total cost minus deposit) on retreats will be due, by check or cash, within 14 days of arrival. Refunds for cancellations made after final payment has been received will be based on weather related conditions (see above) or at the discretion of K Bar Family Ranch/Ranch House owners.
SAFETY
We at K Bar Family Ranch/Ranch House are concerned for your safety. Cancellations made at the last minute because of weather related conditions may be applied to a future retreat or may be fully refunded. Last minute weather related refunds will only be given if the National Weather Service has advised against travel anywhere between your home destination and K Bar Family Ranch/Ranch House. We understand that not all retreat attendees live in the same area, so a refund may be granted on an individual basis if a weather related advisory effects only an individual or a part of your group. A group will be still be allowed to keep their retreat plans if only a part of their group can attend.
SECURITY DEPOSIT
K Bar Family Ranch/Ranch House reserves the right to request a security deposit of $500. A $500 security deposit, in the form of a check or cash may be required upon arrival. The security deposit of the full $500 will be returned within 7-10 business days if there is no damage or missing items from The Ranch House. Please report any damage, broken items, or items in need of repair immediately during your stay. Charges for damages and/or missing items following your stay will be at the discretion of K Bar Family Ranch/Ranch House owners.
SMOKE-FREE FACILITY
K Bar Family Ranch/Ranch House is a smoke-free facility. If there has been a determination that smoking has taken place inside The Ranch House, it will automatically constitute as damage to the property and your $500 security deposit will be forfeited or, if no security fee was required, you will be billed the amount of $500 which must be paid within 7 days of receipt.
To prevent an accidental fire, please do not leave the outside fire pit unattended. Fire extinguishers are located in The Ranch House. Please familiarize yourself with their location and all exit doors in the house upon your arrival.
NO PETS
While we love animals and believe that you have the best behaved pet in the world, it is our policy that no animals of any kind will be allowed at The Ranch House. Please leave your pets at home.
ONE CONTACT PERSON & ONE PAYMENT
Please designate one individual from your retreat group to be the liaison between your group and K Bar Family Ranch/Ranch House. This person will be responsible for all communications and payments between your group and K Bar Family Ranch/Ranch House personnel. This person will responsible for submitting one check for payment and one check for deposits.
25 OR OLDER
K Bar Family Ranch/Ranch House is an adult only creative retreat venue. You must be 25 years old or older to rent the facility. Children are not allowed unless with a parent and will actively participate in the activities of the creative retreat. The minimum age to attend a creative retreat with a parent is age 15 or older.
Wifi
Part of the charm of the K Bar Ranch is being out in the country and we have the highest speed internet that we are able to get. It is still not high speed internet like in the city. Scrapbooking guests have had issues if they are trying to work all digitally. We will continue to upgrade this as soon as options become available.
GUEST RULES
We ask that you help us keep costs down by turning off lights in rooms that are not occupied. Your cooperation will help us eliminate the need to raise rates in the future.
Please respect our The Ranch House as you would your home by leaving it clean and tidy upon your departure. Please load and run the dishwasher and place used towels and linens in the laundry room or hang on hooks behind bathroom or bedroom doors. If The Ranch House is not left in a satisfactory state upon departure, it will automatically constitute as damage to the property and your security deposit will be forfeited, or you may be charged an additional cleaning fee if a security deposit was not collected.
The washer and dryer is not part of the rental and is for housekeeping only. Do not use.
K Bar Family Ranch/Ranch House is not responsible for lost or stolen items. Please check for all your belongings before you leave. If it has been discovered that an item has been left behind, contact K Bar Family Ranch/Ranch House immediately at 320-282-2536 so we can secure the item and return it back to you as soon as possible. Shipping charges for items left behind will be the responsibility of the item’s owner.
